3 mistakes when choosing an office for a developer team

By Anna Kowalska, Community Lead·October 2, 2024·4 min read

Choosing a space for an IT team in Wroclaw is not just a matter of square footage or price per workstation. I often see companies that have to move after 3 months because they forgot about the basic needs of developers.

Mistake 1: Too much focus on open space without silence zones

Most start-ups think that a shared hall for 15 people is synonymous with creativity. Unfortunately, for a developer focused on writing code, every conversation from a colleague at the next desk is a waste of time. According to my observations of work at Oradawe, a developer needs about 23 minutes to return to full focus after an interruption. If you have 10 people on the team, you lose dozens of hours a day to so-called context switching.

A good office should have dedicated booths or soundproof 'focus room' type halls. In our facility at ul. Jaworska, we noticed that 87% of projects are delivered faster when the team has access to places where they can cut themselves off from the hustle and bustle. You don't have to build concrete walls, acoustic panels and sensible table placement that separate the conversation zone from the coding zone are enough.

For a developer, every conversation from a colleague nearby is a waste of time.

Mistake 2: Lack of contract flexibility

The IT sector changes dynamically. Today you have 5 people on the team, and in half a year there might be 12. Signing a 3-year lease contract in advance is often a trap that binds a start-up's budget. Always ask about the possibility of scaling space within one building. Monthly rental, no strings attached, is an approach that gives business owners financial security.

At Oradawe, we have 47 clients, 31% of whom increased their square footage within the first year of cooperation. When you pay for meters you don't use yet, or have to pay extra for an additional desk during the contract, you lose financial liquidity. Flexibility isn't just a pretty word, it's real savings at the level of several thousand zlotys quarterly.

Mistake 3: Ignoring technical infrastructure

It might sound trivial, but a stable link and access to power are the foundation. I've seen teams that had to give up their office after 2 weeks because the network crashed under higher developer server loads. Ensure the office has fiber optics with a backup link option. That's 3.2 hours of downtime per month less, which for an IT company means a measurable cash loss.

The second issue is ergonomics. A 300 zloty store chair won't replace a certified office chair. Developers spend 8-10 hours a day at their desks. Ensure workstations are equipped with adjustable monitor arms. If the office doesn't offer a work standard that takes care of your people's spines, sooner or later they will return to remote work, and you'll be left with an empty unit.

A stable link is 3.2 hours of downtime per month less.

Summary: What to look for first?

When looking for a place in Wroclaw, visit at least 3 different locations during peak hours, around 11:00 AM. See if the kitchen isn't crowded and if the air conditioning isn't howling so loud it drowns out your thoughts. Without unnecessary formalities – if something doesn't suit you at the inspection stage, it will only get worse later.

Your office scales with your team, so choose a place that will allow you to grow, not one that will limit you. If you need support in choosing the right square footage, I'm always happy to show you the available options in our facility on Jaworska.
